Kalm Waters is a classic mid-century cabin on one of the finest spots on Lake Ossipee, New Hampshire.
Ours was the first lot sold on Cassie Cove – in 1962. The clearing and creation of Cassie Cove Road was written into our deed.
Having the pick of the entire shoreline, Dad the engineer and Mom the artist hand-selected this prime stretch for its sand, seclusion, and view straight over the water and mountains.
One of the more recessed bays on Ossipee is also the closest to the main lake, giving our guests easy access to its deep and active waters by way of a shallow and peaceful home base. The panorama can get crowded on big summer holidays, sure, but for the most part, this is the quietest place on Earth.
Our private lakefront beach has a 100-foot shore of the finest, softest sand. It’s natural incline, similar to that of an in-ground pool, is perfectly safe for toddlers and the elderly.
The dock can moor two boats, watercraft, or kayaks. We provide a canoe that easily pulls up on shore, and a few rafts and noodles.

Back to Basics

An authentic American hideaway, the cabin itself is no more than you need.
When the carpenters from Canada saw Dad’s hand-drawn, six-room sketch for a lakeside camp, they asked, “why so big?” Many of our guests return year after year for our genuine history and nostalgic feel for a quieter era on the lake.
Dad removed as few trees as possible in the cabin’s construction. “You come to the woods for the woods,” he’d say. Why anyone would fabricate modern suburbia in the forests and frontier of New Hampshire was beyond him.
You’ll appreciate the dappled light coming through the windows and the sound of the wind and rain on the leaves.
Call it charming or quaint or functional—Grandma called it “all very interesting”—Kalm Waters humility is increasingly by design. Any updates for convenience are carefully weighed against Dad’s that’ll do practicality and the ease that comes with it.

Attention to Detail

The cabin wouldn’t also be Mom’s if it didn’t aspire.
She encouraged its comforts, its art, and its generosity—the little notes that complement the setting.
The simplicity of the structure set off her imagination, as it will yours. You can’t help but dream, about hopes, plans, and shared futures.
Three relaxing bedrooms include a master with one queen-sized bed and a smart television, a guest room with a full and a twin, and a children’s room with two twins. Each of these rooms has a small closet, a mirror, a bureau, and a fan.
You’ll be amazed at how quiet these spaces become, even with the windows open, when you step back from splashing kids and boat engines for the pages of a good book or one of those great naps that only sun and water can induce.

A Gathering Place

The cabin is a cozy 1000 square feet for bringing people together.
The main room has a comfy furniture trio—a couch, glider, and recliner—circled around the cabin’s original field stone fireplace. The air conditioner here is rarely necessary.
There is a big smart television with cable channels and app access, of course. The WiFi password is on the fridge. You can stream and scroll all you like, but the design is to gather and reconnect here.
The floor is carpeted and has held as many hard-fought games and in-depth conversations as the two seating areas on the porch.
Or just lie down with your dog like we do. They are so welcome—if you please keep them off the furniture.

On the Horizon

The whole layout is built around that view.
If the beach is orchestra seating, and our wraparound sun deck is mezzanine, then the cabin itself is balcony and box.
The front of the cabin houses our large, enclosed porch with huge sliding windows—glass and screen—that open to the breeze and vista. A comfortable patio set sits across from a grand picnic table for big meals and more games.
Those sliding porch windows, the inner picture window, even the lookout over the kitchen sink all face the water. The bedrooms spill out in front of it too.
Early morning fog, high noon, twilight magic, 3am stars, crystal clear, thunderstorming, leaves turning, frozen over collecting snow—the perspective never ceases to dazzle, can hold your gaze for hours, and will fill you with a stillness in spite of yourself.

Fully Functional

To enjoy the cabin themselves, Dad and Mom brought the necessities down to a math and an art.
The full kitchen has everything you need to cook inside or grill on the deck—pots, pans, and utensils. There’s a fridge, freezer, range, oven, microwave, and toaster. There’s a teapot as well as drip, pod, and press coffee makers.
We have a dishwasher and a clothes washer too. There’s a clothesline outside and a clothes rack on the porch for rainy days.
The single bathroom has a sink and vanity, large medicine cabinet, toilet, and standing shower. There’s a first aid kit in case of emergencies.

Practiced Ease

Parking permits a maximum of three cars. The third can pull into the clearing to the right of the driveway behind the cabin. A boat trailer fits between the shed and driveway.
A friendly marina with gas, and a boat launch, and all kinds of rentals is a four-minute walk down the road. They have sodas and a freezer of ice cream too.
The outdoor shed and indoor linen closet are locked for housekeeping. There’s a rope hammock that hangs in front of the water, lounge and beach chairs folded up on the porch, and reading books and decks of cards throughout.
When it’s still, you’ll see deer, a fox, even a moose outside.
Kalm Waters is our marriage of the rustic and relaxing, the natural and imaginative, sand between your toes and a trip to the moon.
If you have any further questions or needs, just ask.
Every good wish,
The Kalms
